Manse Privacy Policy

About Manse

Manse (the "Platform") is a home intelligence platform operated by Manse AI, LLC ("Manse," "we," "us," or "our") in partnership with participating real estate professionals and brokerages. Manse gives each property its own secure, AI-powered digital record, storing appliance information, warranties, manuals, specifications, maintenance history, and other home documentation, and lets homeowners and their authorized users ask questions about their home through a conversational AI assistant, manage maintenance schedules, and receive curated local content from their real estate team.

This Privacy Policy explains what information we collect, how we use and share it, how long we keep it, and the rights and choices available to you. It applies to our website, web application, and mobile applications (collectively, the "Services"). By using the Services, you agree to the practices described in this Policy.

Information We Collect

1. Information You Provide Directly

Account information. When you create an account, we collect your name, email address, phone number, password, property address(es), and your affiliated real estate agent or team.

Home documentation. The core of the Platform is the information you upload or enter about your property. This may include appliance manuals, model and serial numbers, warranty documents, inspection reports, receipts and invoices, paint and material specifications, floor plans, MEP (mechanical, electrical, plumbing) schematics, smart home configuration details, permit records, HOA documents, utility account information and bill history, property photos, and maintenance notes.

Maintenance activity. Tasks, schedules, reminders, completion notes, and any photos or receipts you attach to maintenance records.

AI assistant queries. Questions and messages you submit to the AI assistant, along with the responses generated. See "AI Processing and Model Improvement" below for how this data is handled.

Payment information. If you purchase a subscription, payments are processed by our third-party payment processor (Stripe). We receive limited transaction information (such as plan type and billing status) but do not store full payment card numbers.

Communications. Feedback, support requests, and survey responses you submit to us.

2. Information Provided by Authorized Contributors

Your home's profile may also be built and enriched by people you or your sponsoring real estate professional authorize, including:

  • Real estate agents and administrators, who may assign users, upload documents, and curate local content;
  • Builders and general contractors, who may preload plans, specifications, appliance data, warranties, and schematics during construction or renovation;
  • Maintenance technicians, who may enter structured home data (roof, HVAC, appliances, paint, etc.) and upload warranties, photos, and serial numbers during onboarding visits;
  • Household members and guests you add to your home, subject to the permissions you assign.

3. Information Collected from Public and Licensed Sources

During onboarding (and periodically thereafter to keep your profile current), our property enrichment system uses your verified address to compile information about your property from public records and licensed data providers. This may include:

  • Listing data from real estate listing services and licensed data providers, including property photos, square footage, lot size, bedrooms and bathrooms, year built, property type, sale and listing history, and estimated home value;
  • Public records from county assessor and recorder databases, including tax assessment values, parcel and deed information, permit history, and zoning;
  • Location context, including school district information, FEMA flood zone designation, natural hazard designations, HOA information, and neighborhood and walkability data.

This information is presented to you for review during onboarding. You may confirm, correct, or remove it before it is saved to your home profile. System estimates (such as inferred HVAC type or roof age) are clearly flagged as estimates until you confirm them.

We obtain this information through licensed data providers and public-record sources and do not represent it as a substitute for a professional inspection, appraisal, or title search.

4. Connected Accounts and Devices (Optional)

If you choose to connect third-party accounts or devices, such as utility accounts, smart home devices (e.g., thermostats, doorbells, security devices), or insurance and home warranty accounts, we collect the data those integrations make available, as described at the time you authorize the connection. You can disconnect these integrations at any time in Settings.

Images and biometric information. Where connected devices (such as video doorbells or security cameras) or photos you upload may contain images of people, we do not use that content to identify individuals. We do not collect, capture, store, use, or disclose biometric identifiers or biometric information (as those terms are defined under applicable law, including the Illinois Biometric Information Privacy Act), and we do not perform facial recognition or other biometric identification on any content in the Services.

5. Information Collected Automatically

When you use the Services, we automatically collect usage data (features used, pages viewed, actions taken), log data, device and browser type, IP address, and approximate location derived from IP address. We use cookies and similar technologies as described in our Cookie Policy, including analytics tools such as Google Analytics (governed by Google's Privacy Policy). 6. Text Messaging (SMS)

If you provide a mobile phone number and opt in, we may send you text messages such as maintenance reminders, service notifications, and, where you have consented, promotional messages. Message and data rates may apply, message frequency varies, and you can opt out at any time by replying STOP or by adjusting your notification settings. Opting out of text messages does not opt you out of other communications.

How We Use Your Information

We use the information we collect to:

  • Provide the Services, including building and maintaining your home's knowledge base, answering your questions through the AI assistant, generating maintenance reminders, and delivering agent-curated local content;
  • Process AI queries, by retrieving relevant information from your home's records and generating responses using AI systems (see "AI Processing and Model Improvement");
  • Manage users and permissions, so household members, guests, agents, and service professionals see only what their role allows;
  • Provide recommendations and offers, such as replacement parts, service plans, insurance and home-warranty options, and local service providers relevant to your home. Some recommendations may include affiliate links, which will be disclosed where they appear (see "Advertising and Analytics");
  • Support insurance and home-warranty programs, including, where you request it or consent, sharing information with insurers or warranty providers, and providing aggregated or de-identified property and risk insights to insurance partners (see "Insurance and Home-Warranty Partners");
  • Process payments and manage subscriptions;
  • Communicate with you, including service notifications, maintenance reminders, and (with your consent, where required) marketing communications, which you may opt out of at any time;
  • Improve the Services, including analyzing usage patterns and improving AI response quality (see "AI Processing and Model Improvement");
  • Protect the Services, including security monitoring, fraud prevention, and enforcing our terms;
  • Comply with legal obligations.

AI Processing and Model Improvement

Your AI assistant queries and home documentation are processed by us and by our trusted AI infrastructure provider (currently Anthropic) solely to operate the Services, for example, to retrieve the relevant warranty document and generate an answer to your question.

Unless you opt out in Settings > Privacy, we may use de-identified chat interactions to evaluate and improve response quality. If you opt out, your query data will be used only to deliver the Services to you, and submitted queries will be deleted from improvement datasets within 30 days.

We contractually prohibit our AI provider from using your data to train its models, and your queries and documents are processed under zero-retention terms, meaning they are not retained by the provider after your request is served.

Advertising and Analytics

We do not sell your personal information for money. We do want to be transparent about how advertising and analytics work on the Platform:

  • We may show you offers and recommendations within the Services, including from Manse and selected third-party partners. Some recommendations include affiliate links, disclosed where they appear.
  • We may share aggregated or de-identified information (information that does not identify you and cannot reasonably be linked to you) with advertising, marketing, measurement, and analytics partners.
  • We do not share the contents of your AI chats, your uploaded documents, or your private home records with advertisers.
  • Some state privacy laws define "sale" or "sharing for targeted advertising" broadly enough that certain of our advertising or analytics activities may qualify. Where they do, we treat them as covered activities and honor the opt-out rights described in "Your Rights and Choices," including opt-out preference signals such as Global Privacy Control (GPC).

Insurance and Home-Warranty Partners

Manse may participate in programs with insurance carriers, home-warranty providers, and similar partners, including programs in which a partner sponsors or subsidizes your access to the Services.

  • We may share aggregated or de-identified property and risk information with these partners.
  • We share information that identifies you or your home with an insurer or warranty provider only (a) when you request it (for example, to obtain a quote or file a claim), (b) with your consent, or (c) as needed to administer a program you have chosen to enroll in.
  • We do not sell your personal information to insurers, and we do not share the contents of your AI chats or your private documents with them.
  • If a partner sponsors your subscription, we may share limited administrative information as described in "Sponsored Subscriptions."

Household Members, Agents, and Access Roles

Manse is designed for multiple users per home, with role-based permissions controlled by the homeowner:

  • Homeowner: Full read/write access to their home's data, chat, vendors, and maintenance schedule. Controls all other users' permissions.
  • Household members and support staff (family, housekeepers, gardeners, maintenance staff): Access according to the role assigned by the homeowner (read-only, limited, or full).
  • Guests (e.g., short-term rental users): Temporary, limited access as assigned.
  • Agent/Admin: Your affiliated real estate professional may assign homes to users, curate local feed content, and manage vendor recommendations, and can see which users are on a home and its activation status. By default, Agent/Admin users cannot view your home documentation, maintenance records, AI assistant chats, or any documents or notes, unless you directly invite them and grant that access.
  • Maintainer: Service technicians receive one-time, structured onboarding access limited to data entry, with no editing rights beyond that scope.

Sponsored subscriptions

If your subscription is sponsored by a real estate professional, brokerage, builder, developer, or insurance partner, we may share limited information with the sponsor, such as activation status and aggregated, non-identifying usage information. We do not share the contents of your chats or your private documents with sponsors.

Home Transfer on Resale

A home's documented history is designed to stay with the home. If you sell your property, you may initiate a transfer via Settings > Transfer Home. Transfers require dual confirmation: the current homeowner initiates the request, and the Agent/Admin approves it.

Upon transfer:

  • Property-level records transfer to the new owner, including home documentation, appliance and system data, warranties, permits, and maintenance history;
  • Your personal information does not transfer. Your account details, chat history, personal notes, and any documents you have marked private are disassociated from the property and deleted or retained under our standard retention schedule. You may request deletion at any time.

How We Share Information

We share information only as described below. We do not sell your personal information.

  • Service providers. We use trusted third parties to operate the Services, including cloud hosting and database providers, AI infrastructure providers, payment processing (Stripe), email and SMS delivery, and analytics. These providers process data on our behalf under contractual protections.
  • Your real estate team. Per the access roles described above.
  • Service professionals and vendors. If you request a referral, quote, or booking, we share the information needed to fulfill your request with the relevant vendor.
  • Advertising and analytics partners. As described in "Advertising and Analytics," limited to aggregated or de-identified information, subject to the opt-outs below.
  • Insurance and home-warranty partners. As described in "Insurance and Home-Warranty Partners."
  • Marketplace and affiliate partners. If you make a purchase through an in-app recommendation, the transaction is completed with the partner under their terms and privacy policy.
  • Legal and safety. We may disclose information to comply with law, enforce our terms, or protect the rights, safety, and property of Manse, our users, or others.
  • Business transfers. If Manse is involved in a merger, acquisition, or sale of assets, information may be transferred as part of that transaction, subject to this Policy's protections.

Where we provide links to third-party websites (for example, in AI assistant responses or the Local Guide), those parties may collect information about you under their own policies, which we encourage you to review.

How We Protect Your Information

  • Per-home data isolation. Each property's knowledge base is stored in its own segregated database, so one home's data is never commingled with another's.
  • Encryption in transit (TLS/SSL) and at rest.
  • Role-based access controls limiting what each user, agent, and technician can see and do.
  • Infrastructure protections, including a Web Application Firewall (WAF), monitoring, and regular security updates.

No method of transmission or storage is completely secure, and we cannot guarantee against factors outside our control (such as compromised devices or connections during submission). Once data is stored in our infrastructure, we make commercially reasonable efforts to keep it secure.

Data Breach Notification

In the unlikely event of a breach in which your stored data is or may have been compromised, we will make commercially reasonable efforts to notify affected users within 72 hours of confirming the breach, and to describe the actions we have taken to protect your data going forward, consistent with applicable law.

Data Retention

  • Account information is retained for the life of your account and for 90 days afterward, unless earlier deletion is requested.
  • Home documentation and maintenance records persist with the home as a continuous property record, a core feature of the Services, subject to the personal-data handling described in "Home Transfer on Resale."
  • AI chat history is retained for the life of your account and until you delete it, unless you have opted out of logging (in which case queries are deleted within 30 days).
  • Analytics data collected by third-party tools is retained according to their policies.
  • Backups are purged on a rolling 35-day cycle.

You may request deletion of your data at any time (see "Your Rights and Choices").

International Transfers

Our Services are operated from the United States. If you access the Services from outside the United States, you understand that your information may be transferred to, stored, and processed in the United States or other locations where we or our service providers operate. We transfer data only to our own servers or to trusted third-party partners that we determine to have adequate security and transparency practices in place.

Your Rights and Choices

Depending on where you live, you may have the right to:

  • Access the personal information we hold about you and receive a portable copy;
  • Correct inaccurate information (much of this can be done directly in the app);
  • Delete your personal information, subject to legal retention requirements;
  • Opt out of marketing communications, model-improvement logging, and non-essential cookies;
  • Opt out of the "sale" or "sharing" of personal information and of targeted advertising, including through opt-out preference signals such as Global Privacy Control (GPC), which we honor as a valid opt-out where required by law;
  • Limit the use of sensitive personal information, where applicable;
  • Non-discrimination for exercising any of these rights;
  • Appeal a decision we make regarding your request, where required by state law.

To exercise any of these rights, contact us at support@mymanse.ai or use the controls in Settings > Privacy, including our "Do Not Sell or Share My Personal Information" control. We may need to verify your identity before fulfilling a request. Authorized agents may submit requests on your behalf where permitted by law.

Children's Privacy

The Services are intended for adults and are not directed to children under 13. No one under 13 may use the Services or hold an account, and we do not knowingly collect personal information from anyone under 13. Household accounts for minors aged 13 to 17 may be created and managed only by the adult homeowner or account administrator, who is responsible for that use. If you believe someone under 13 has provided us personal information, contact us and we will delete it and close any associated account.

Cookie Policy

We use cookies to operate the Services, remember preferences, and analyze traffic. Some cookies are set by third-party analytics and marketing partners who may combine that information with other data you have provided to them or that they have collected from your use of their services. To see the cookies we use or change your settings, visit our Cookie Policy page, where you may also withdraw consent at any time. We honor Global Privacy Control (GPC) and similar opt-out preference signals where required by law.

Data Controller and Contact

The data controller responsible for information collected through the Services is Manse AI, LLC, a Delaware limited liability company. A mailing address will be added here once finalized.
